Our Process

Key 2 Build has developed a process to make each client’s project an enjoyable journey from the first moment of contact to the final clean up and commissioning. You can expect creative & thoughtful ideas, detailed planning/logistics & scheduling, safety measures and exceptional project management from Key 2 Build. Before your project starts, you will know what it will look like, how much it will cost, & how long the project will take.

 

Initial Meeting:
Whether your first contact with Key 2 Build is by phone, email or in person, during business hours, you will be greeted by Corey Key or the office administrator, Debbie. Should you contact us after business hours; Corey or our staff will contact you immediately upon receiving your message.

 

Consulations/Appointments:
We will arrive at your appointment on time, and will actively listen as we discuss your overall ideas & needs for your project. At this time we will offer ideas and our professional opinions to help create a smooth process. We will discuss your goals for the project and get an understanding for your internal process to ensure our management seamlessly integrates into your philosophy.

 

Estimate/Proposal (Preconstruction):
Key 2 Build will present you with a fully detailed typed proposal. This will be tailored to the clients needs, whether a preconstruction proposal, construction lump sum, feasibility budget, GMP, or cost plus. If you approve the work to be completed, the Proposal/Contract is signed and dated by both the client & Key 2 Build.  Upon receipt of a signed Proposal/Contract our professional staff will begin the process of fulfilling the obligations set forth in the agreement and working toward a successful project for all parties.

Construction Phase:

All of our projects are managed with the utmost attention. Some of our top priorities that we focus on during construction are:

  • Safety of personnel on site and anyone coming in contact with construction areas.

  • Coordination of Subcontractor activities to ensure design documents and intent are being adhered to, and ensuring quality work is being put in place.

  • Management of the budget by our managers and superintendents from day one is important. We do our best to reduce rework and change orders to the job while also managing any contingency/allowances that are included.

  • Schedule Management by organizing meetings with trades to understand workflow and sequencing, understand critical tasks for coordination with other trades and client vendors to ensure smooth transition of activities to prevent schedule waste. If required pulling planning will be utilized.
